Design

A dynamic urban quarter with diverse usage options is being created on the former “Bahngelände Nord” (Northern Railway Grounds) in Rosenheim. Office and service spaces, senior and student apartments, retail stores, as well as a hotel and a greened parking garage are planned on an area of approximately 10,821 m². The client and developer of the project is S&P Commercial Development.

A 10-story office tower, marking the quarter from the west, will be the striking landmark of the district. With approximately 5,400 m² of potential office space, the building offers breathtaking views of the Alps from its upper floors. A special highlight is the tree-planted rooftop garden of the adjacent parking garage, which will be accessible from the office building.

The entire architecture is embedded in a comprehensive green concept, which serves as a connecting element of the district and creates an abundance of private and public green spaces with rooftop gardens, courtyards, and urban squares.

Construction

It is no secret to the residents of Rosenheim that their city holds a top position in Germany regarding quality of life. However, many international companies have also recognized that Rosenheim offers an economic advantage. The city also leads nationwide in broadband expansion, creating optimal conditions for digitalization.

With the Lokhöfe, a versatile and vibrant urban quarter is being created on the former “Bahngelände Nord,” uniting the best aspects of Rosenheim. The urban quarter encompasses offices, hotels, retail stores, and apartments on three neighboring construction sites. For companies, this means great potential, especially through the ten-story business tower with its approximately 5,400 square meters of flexible space – the striking highlight of the quarter. In short, the Lokhöfe and their lively mix of uses offer the citizens of Rosenheim a diverse range of options while simultaneously creating strong growth opportunities for business and commerce.

The tower features a prestigious entrance area and offers a total of approximately 5,400 square meters of potential office rental space. Each floor varies in size between 450 and 580 square meters, allowing for flexible use by companies of all sizes. Whether single offices, double offices, or open-plan offices – the versatile floor plans offer optimal possibilities. Additionally, a conference room will be set up on the ground floor, which can be booked by local businesses.

The “LOKHÖFE Rosenheim” project is located in the city center of Rosenheim, just a few steps from the train station and the central bus station. This provides optimal connections to local and regional public transportation. Thanks to its central location, the old town, shops, and leisure facilities are easily accessible.
